New home construction continues to rise

Population growth, soaring rents and low mortgage rates are said to be behind an increase in the number of new homes being built in Western Australia.

Bureau of Statistics figures show new dwelling construction increased by 5.6 per cent in the last quarter.

It is the second consecutive growth quarter since the market fell to a 10 year low last year.

Debra Goostrey from the Urban Development Institute says rising rental costs are creating movement in the first-home-buyer market which is freeing up existing owners who want to buy new homes.

She says early 2013 sales figures have reached levels not experienced since 2006, largely driven by population growth.

“Really it’s been the build up where we had nothing being constructed,” she said. “We’ve now got 1500 people a week moving into Perth and we’ve been quite literally selling up all the bedrooms so now we’re starting the construction cycle.”

Ms Goostrey says while that is good news for the housing market, more could still be done to cut red tape.

“We still have a really big problem in Western Australia with different silos of government working separately and creating enormous problems for the development industry to get product onto the ground.”
